End of tenancy

End of tenancy cleaning in South and West Wales

A move-out clean for tenants handing back the keys, and for landlords and letting agents getting a property ready for the next contract-holder.

The clean is organised around what a check-out inspection looks at: the oven, hob and extractor, the fridge and freezer, cupboards, limescale and grout, skirting boards, sills, the inside of windows and the floors.

In a furnished let the furniture stays and is cleaned in place. Drawers and wardrobes are wiped inside, mattresses vacuumed, and sofas vacuumed under and between the cushions.

Questions people ask

How much does an end of tenancy clean cost?

It depends on the number of rooms, whether the let is furnished and the state of the oven, fridge and bathrooms at move-out. Give the dates too, since a short gap before check-out narrows when the work can happen.

Who books the clean, the tenant or the landlord?

Whoever is responsible for the property's condition at handover. That may be the outgoing contract-holder, the landlord between lets, or a letting agent acting for the landlord.

Does a professional clean guarantee the deposit comes back in full?

No. The clean deals with cleanliness. Deductions can also be made for damage, missing items, unpaid rent or other breaches of the contract, and a dispute is decided by the deposit scheme if the two sides cannot agree.

Should the clean happen before or after the check-out inspection?

Before. The inspector compares the property with the check-in inventory, so the clean needs to be finished when they arrive. A small gap gives time to put right any points they raise.

Are carpets cleaned as part of an end of tenancy clean?

Carpets are vacuumed. If the inventory shows the carpets were professionally cleaned at check-in, ask for carpet cleaning at the same time.

Move-out date, property size and inventory

Tell us the town, the number of bedrooms and bathrooms, the date the property will be empty, the check-out date and whether you are the tenant, landlord or agent. Attach the check-in inventory if you have it.
